I am in need of help with analyzing a quadplex

Hi BiggerPockets members,

My name is Rashad and I’m a local mailman in the Pittsburgh, PA area. I have been looking into getting into the real estate investing world as well as working to get my actual real estate license. While on one of the routes I deliver mail to, I came across a quadplex that is vacant.

The owners live in another part of the city and from just talking to the neighbors of the vacant property I know that it needs rehab on the inside. I want to analyze the property so I can reach out to the owners and be able to negotiate with about taking it off their hands but I don’t know how to really approach the deal analysis for a small-multi-family property.

I’ve done the ground work for finding the owners names and address as well as get what local rents are going for in the area. I’m just stuck on the last part of getting my max offer price.

Help PLEASE!!!

P.s also willing to partner with someone if interested. Looking to learn more than make a ton of money.
