Value of adding a bathroom to a 3 bedroom, 1.5 bath home
I am looking at wholesaling a home in La Marque, TX 77568. The home has been sitting vacant for 5 years, but was remodeled right before that. It was remodeled to be wheelchair accessible. Front and back doorways widened, as well as entry to kitchen and master area. Built in 1969. Newly refinished original hardwoods throughout home, new tile in kitchen and bathrooms, new roof and new water heater. I am having a hard time coming up with an offer because the home is in really good condition, but it has only 1.5 bathrooms. Zestimate is 125K, but comps range from 80K-120K. It probably needs only 5-7K just to clean up the yard, which is huge, and any other variables. I was looking at offering 72-75K. Any advice?
