First Wholesale Appointment - Omaha, NE

Just secured my first appointment here in Omaha. The property is a 2 bed 1 bath SF with 1,317sqft. I'm wondering if a state specific purchase contract is necessary or just a standard form. I have a good idea of what the ARV should be but I wouldn't mind receiving input from willing realtors/investors. icomps.com estimated the property value at $146k. Thanks a bunch for any input.
