Market research - Wholesaling

Hello BP Community! I'm planning to start wholesaling residential properties in the Chicagoland area and am beginning to start my market research. I have a couple areas that I'm planning on gathering data for and was curious about various ways some of you might analyze your data. I've been told, as an example, to segment your market by quadrants while looking at crime, transportation, proximity to shopping/downtown areas, flood zones, etc. with relation to each quadrant and determine the best versus worst. I realize there are many more factors to look at but again, just an example. Any thoughts on that and/or any additional market research metholodogies with respect to wholesaling you have to share are welcomed!
