Purchase Agreement Assignment Clause for Wholesale

So, I’ve been delving into the topic of wholesaling recently, building a plan of attack, but a few specifics still confuse me. The legal aspects, I guess. About the initial purchase agreement between myself and the seller, does there need to be a clause or wording that specifically says the contract can be assigned, or can it always be assigned unless there’s a clause forbidding it? Does the initial seller have to sign of on the assignment agreement contract between myself and the end buyer? Also, if anyone has templates for these contracts, that would be amazing. I’m in Tennessee, as I’ve read a lot of states are different. I’m taking the wholesaling route because I’m trying to build capital, but should I just bIte the bullet and hire a closing lawyer to write the documents and answer these questions?
