Need suggestions for networking contract among wholesalers

I am networking with another wholesaler who has commercial property that im going to list on my website. Some of these are REO's and some are just properties that he has secured by contract with a private owners. What is the best way to insure I get paid if one of my buyers decides to purchase one of these properties? What type of contract sould use and where can I get a copy of such a contract. These properties are in different states such as GA, NY, TX, KY CA IL, I live in Georgia
