Creating comps

Newbie here trying to figure out how to create comps when I don't have access to MLS.

I'm looking at some leads that are coming in and as any first time investor my fear is that I won't be able to make a decision because I don't have good comps that I can trust. How do you go about researching and evaluating comps when you don't have MLS access? Any help and guidance would be greatly appreciated.

Areas will differ, as of 3 years ago even appraisers had a very hard time getting access to MLS, now they all must verify with mls, you MAY be able to become an assistant to a local broker, you can't put info but you will be able to comp properties or ask to become affiliated somehow, many agents have droped out so they are willing to collect your dues. Find out how to use the info as many even agent don't have a clue, find and invite to lunch one underwriter and take notes on what they look at as red flags on appraisals, if you understand this, it will take you a long way to not messing up. I hope this can help you, i don't like the fact that this was not told to you from the company thats helping you. best of luck.
