What are the best entities to wholesale deals to?
I've just gotten into the game as a wholesaler, though I have a background primarily in the mortgage industry. I have a few private investors, landlords, and real estate developers on my buyers list and a person who is a hard money lender. I'm curious, what is the most effective and profitable method of wholesaling? Who are the best kinds of buyers to approach with deals? How does one effectively lock up pre-foreclosures and foreclosures at wholesale or well below retail prices? Is it acceptable practice to go over the court's head, bypass the auction and get straight to the owner before foreosure is finalized? I am currently locking up deals at this very moment on a daily basis and I'm approaching it with the mentality of "learn as you take action". I am also looking to meet new investors in the Middle TN area who are prepared to buy my contracts in the form of assignment fees. I understand that many times, wholesalers will buy deals from other wholesalers as well. I'd be glad to discuss business with anyone of interest. Thank you.
