Breaking up acreage on wholesale deal

Hi BP. Quick question for ya, I have a wholesale deal that is in the works. I want to get a house under contract that sits on 7 acres of land, He doesn't want to sell the whole parcel which Is fine but Im not sure how to go about breaking It up. Do I need surveyors or someone else? Also, what type of verbiage would I use In my P and S agreement that clarifies this matter? Thanks In advance, I appreciate the time spent.
