Texas contracts and assignments

I know most of you are tired of answering these questions but I'm gonna ask anyway.
Can someone tell me where to find a (free or low cost)Purchase Contract and an Assignment that I can use in Texas?
Also, if these don't have out clauses what are the necessary and legal out clauses I should put into that document.
And I'd like to see these as a one page document.
In Texas we use the Purchase Contract to tie up the property from the seller then use an Assignment to assign it to the buyer, right? :mrgreen:
