Wholesaling - For Buyers Only?

Hi all!

This is my first post and would like to ask a few Q's. I've just been looking around here and am excited to give wholesaling a stab. I was told that I can start out by only doing the Buyers end of the deals as I am strapped for cash at this point. Is there any inexpensive (or free) programs that will lead me step-by-step in a direction to where to begin and proceed with biz? And, I am hoping it be possible to do this in another state from where I live???
