Would you buy this Church and sell it?

Hey all, I’m wondering if this is a good deal, 130k for a big church in South Carolina, would you buy it and turn it into a rental property or keep and turn into a restaurant? https://www.zillow.com/homedetails/3334-Columbia-Hwy-Leesville-SC-2-70/72001688_zpid/

@John Gardner I’d pass on that. Leesville will have almost no appreciation and unlikely to have much population growth. Could also get caught up in code issues with the conversion. If it were in Columbia or Lexington then it may be worth doing.
