Help don’t know where or how to find/construct contract

Once you start finding the vacant/abandon property, getting owner contact info, building rapport, developing ARV once you view home (or do you do that once you find Abandon property?), Working on MAO Offer for negotiating, **I find myself thinking where do I find the contracts(purchase and sell-Assignment-seller side only-double closing are there more?**. Where can I get them and what would make this process more efficient.
