I’m new and I’m frustrated. I searched CL and found some nice vacant properties but when I called the seller, it was some guy that made some kind of arrangements with the city! They weren’t the owner yet officially. First, they didn’t want to sign a contract, then they had no intention of using a title company so no EMD and no way of getting a non-refundable fee held either. They said everything would be done directly at the sheriffs office same day. No way of securing my fee. What the hell!! Is this the new scam or another aspect of wholesaling the YouTube gurus forgot to mention?!? I’m stuck
