assignment agreement vs double closing in CT

Hi BP -

I'm new to the business and have my first deal in the pipeline. Would love to know what the rule of thumb is (if any) for assignment vs double closing in CT. Anything over 20, 30, 40K, etc?

Would also really appreciate suggestions on where I can find a simple double closing contract. I already have P&S contract and Assignment contract.

Lastly, I am looking for an investor-friendly closing attorney in southwestern CT.. specifically Fairfield County. Haven't had any luck calling around and would greatly appreciate any referrals.
