Wholesaling Probate in CT

Hi all -

I'm new to the wholesaling business in CT and just got my first call from a yellow letter. The "seller" is a wife whose husband passed a few months ago. She is not on the title and has not been paying the mortgage for about 3-4 months. She is eager to get rid of the property but it is currently in probate.

Can someone briefly explain the probate process. From

If she is not on title she'll have a difficult time selling you the property. Probate must be completed before she sells and she must show proof that she can legally sell. 

If she hasn't been paying the mortgage in 3-4 months Notice of Default/Foreclosure must be looming and probate will not stop foreclosure.

If the estate is currently in probate ask her when the process commenced (date) and how far along in the administration process is the estate in?

My knowledge of probate in CT is limited and maybe someone else can chime it..
