Creative Wholesale Structure - Rent to own/owner finance?

A partner and I have a property that he is looking at closing on, but we were also looking at wholesaling.
We have the property at 8.5k and were marking it up to 13.5k.

We have a buyer who can't come up with all the money right now, but has 4.5k to put down, and basically wants to do installment payments.

How would we go about structuring this deal to protect us, without doing owner financing per say. My partner will probably end up taking title to the property, and can we hold the deposit, and take payments and if he defaults on the payments we have the house? Similar to a rent to own?

Input, ideas?
