How to wholesale with an agent's off-market properties???

So I have a situation where a buyer has approached me with a specific type of house he is looking for in a certain area off-market at a discounted price. I also connected with an RE agent who has off-market properties in that same area that he needs buyers for. How do I connect the two without them going around me? Will the RE agent want to assign me the contract with his commission fee included, then I do a double closing with the buyer to make my spread? Or would it be better to make an arrangement where the agent pays me a percentage of his commission? How would I have the buyer do a walk-through without them going around me? Thanks for your help!
