Who has the .....Cheapest Bandit Signs, Direct Mail Service, Absentee owner list?????
Just starting in wholesaling, wondering if anyone can tell me who are the most cost effective compaines. Bandit Signs, Direct Mail Marketing Service, Absentee Owner List????

For bandit signs, I alternate between banditsigns.com and dirtcheapsigns.com. I'm sure there are others. but between those 2, if you watch their sales, you can usually get blank 18x24 signs for between a buck and a buck fifty. Also, check with any local plastic companies to see if you can get better prices there for corrugated plastic signs. For mailing postcards, try click2mail.com. For the lists, just shop around, but 2 places to start are melissadata.com and listsource.com. Hope it helps :cool:
i pay .66 for each blank sign just to give you an idea of price. I buy from a local company
Cheapest advertising we have found is a sign on the property and word of mouth advertising from satisfied residents.
Thanks Dan, the assessor's records is a better suggestion than the one I offered for the list. If you make nice with the people there, they are usually happy to help you find what you need. The leg work idea is also solid. Driving around your farm and getting familiar with it is a good practice by itself, and it can also get you started with some vacant property addresses, fsbo's, for rent's, etc. Aside from some gas and some basic stuff, there's no need to go crazy spending a lot of money to get yourself started.
Also try craigslist and backpage. Not only posting ads, but reading them and calling or emailing potential rehabbers/landlords. That's free and doesn't take a tremendous amount of effort. Anyone else have any good ideas for newer people to get started advertising on the cheap?

Melissadata their list is only 60-75% accurate.
I use county records for out of area and probate info. It's free to use, but can be time consuming. There are other threads that discuss downloading the records and sorting them with an Excel spreadsheet. I haven't gotten that far yet.
My time is my most valuable commodity, so I'm not opposed to buying lists.
You can kill two birds with one stone; click2mail now has absentee owners lists. Very affordable when you bundle it up with the post cards.
Jane is right in my experience. Super Cheap Signs is the best. Dirt Cheap Signs in Austin is also very cheap. Witness Designs is another good source too.
