Daily Activities Advice

Good Morning BP members!

Lately I have felt like I'm not doing enough in order to land my first deal. I sent out postcards last week to a list of code violations and I also started a fb ad campaign around certain zip codes. But I still feel like I'm not doing enough in order to get my first deal under my belt. I'm also going to mail out letters that I will print myself and send out to owners that I have reached out to previously. However, I feel like I should be doing "more", whatever that means. If any of y'all have any advice on what else I could be doing on a daily basis please let me know! Also what advice would you give me in order to get that illusive first deal. I don't want to be another statistic of someone that got started and never landed a deal.

Good to meet you... Question for you... How many people do you have saved in your mobile for contact data base who have an influence in your market? Have you called all of them regularly and asked them to spread your word?

Something along the line of: 

Hello John Doe, this is Michael Quarles, your drinking buddy, barber shop client, parishioner, etc, and I want to let you know that after careful thought and a lot of consideration that I have become a real estate investor. I will be or am buying homes from people  in our area who may be going thru probate issue, maybe divorce and need to sell a home, tired landlords, people moving out of town, downsizing and up sizing home buyers, I pay cash and can buy fairly quickly. Who do you know who is hoping to sell their home or rental?
