I have a meeting with a seller this Saturday. The issue I am having is that the property itself is 1448sf but the land it sits in is 21,200sf. Per the seller it has been zoned commercial/residential. The property is as sfh and in HCAD it is considered a residential property. The property needs a lot of work but how would I go on about getting a good comp for it?

Per the seller it has been zoned commercial/residential. The property needs a lot of work but how would I go on about getting a good comp for it? I would like to wholesale this property. I am in Houston, TX if that helps any.

Good Morning BP members!

Lately I have felt like I'm not doing enough in order to land my first deal. I sent out postcards last week to a list of code violations and I also started a fb ad campaign around certain zip codes. But I still feel like I'm not doing enough in order to get my first deal under my belt. I'm also going to mail out letters that I will print myself and send out to owners that I have reached out to previously. However, I feel like I should be doing "more", whatever that means. If any of y'all have any advice on what else I could be doing on a daily basis please let me know! Also what advice would you give me in order to get that illusive first deal. I don't want to be another statistic of someone that got started and never landed a deal.

I actually had him place two offers for me but on one of them the owners decided to demo their home and the other one was already sold.

I met a realtor that is willing to send me expired listings every month for zip codes that I am interested in wholesaling in. From what I understand the best way to contact the sellers is through the realtor that is sending me the list since he can see their contact info correct? Would the realtor also be making offers on my behalf?

@Michael Dang I agree!! Where in Houston do you invest in? Also I see right there in the bottom you have an agent #. Would it be possible for us to work together?
