Closing costs question

Hello all I am a new to wholesaling and I have 2 questions, my first question is what is a common range of the closing cost in the Memphis Tn market? My next question is how do I find the comp on older homes? Can I just take the comps close to the sq ft. with same bath & beds and than subtract my sq ft? I appreciate any help received thank you.
