Wholesale Purchase and Sale Agreement

Hello, I am just starting my venture into real estate. I am advertising that I want to buy properties in both North and South Carolina. I want to build capital so I'm looking for wholesale deals to invest in. I do have a few solid leads on property that I would like to place under contract, then assign to my end buyer. However, I have searched online for contracts and I’m not sure if the contracts I've downloaded are good/legitimate to purchase and close deals. I know that I must include (and/or assignee) on my contracts. So I’m not sure if I should use the generic real estate agent purchase and sale agreement from the internet because I don't see (and/or assignee) on it. Can anyone offer me any help in this regards? Also what other contracts will I need for wholesales?
