Building a DM list with tax delinquent properties in NJ

Hi all,

I'm new to BP but have been reading through the forums for a long time now! I am currently a part-time landlord but am looking to dive into wholesaling in New Jersey. I'm building a DM list using the usual filters on ListSource but am also looking at mailing to properties who are behind on their taxes/MUA charges/etc. I have tracked down a list of the properties that went to tax sale auction in December 2017, some of which sold and some of which didn't. My question is... which do I target? Does it make a difference whether or not the homeowner's lien has been bought at auction? Are they still just as motivated to sell? 

Thanks in advance for any advice you have and I look forward to getting to know some of you better!
