WHOLESALING AN OWNER FINANCE?

so currently im new here looking to wholesale houses around the NYC area. i been reading about this stuff for months now and think  i have a grasp of it. but i came across an area of owner financing the other day and made me come up questions. Can you get a house under contract then seller it to your buyer using owner financing? or can you go into contract with the seller on an owner financing agreement then turn around and wholesale that contract using owner financing as well?like what are the play arounds with this. is there a way you can make more money using this area or just strictly go wholesaling. reason i ask is because in NYC most people cant afford the houses here so owner financing would really work. Thanks
