Out of state deal Beaumont Texas Port Arthur

Hi BP Family! I recently got a call from someone that wants me to buy there house. Here’s the potential issue I’m running across here. It’s in Port Arthur Texas/ Beaumont Texas and Im in Tampa Fl. The owner is super motivated and Wants get rid of it ASAP! I tried to call a few real estate companies today, Keller Williams remax and another one but I kept getting the newbie realtors who don’t know how to run proper comps. Can anybody give me the first few steps they would take on wholesailing an out of state deal!? Thanks in advance.
