Finding property Comps

Hello everyone My question is about Finding Comparable property’s, sometimes I can’t find any good comps so my question is, What can you do when you can’t find any good comparable property’s for your subject property to still find a ballpark ARV ?

Some of the free stuff can give you an idea of value:  eppraisal, zillow and the county's website.  An agent can usually give you a ballpark easily also.
