I'm a newbie in the rei scene and I would like some advice. When seeking out a deal from a wholesale aspect , do I have to let the seller know that I am a wholesaler? How should that conversation go? Kinda wondering if I should say, hey I don't want to buy the house myself but I know someone who does, Any tips would be great, thank you!

Hey @Willie Cunningham

My opinion is try NOT approaching the Seller with "Hey, I'm a Wholesaler! I'm not buying your home, but I know someone who is!"

That just sounds too aggressive. You SHOULD always let the Seller know ahead of time what you will be doing with the property, and also state it in your contract that you have the ability to assign the contract to another buyer. You CAN NOT advertise that you can sell the property to someone who will buy the property. Unless you have your RE Licenses, that is how Wholesaling becomes Illegal. Your duty here is to get a property under contract, and sell the contract to another buyer

What I like to do is let the Seller know that;

"I am working with other Investors who may be interested in the property who I will potentially assign the contract over to."

Like I tell others, the Seller won't care as long as in the end their home is sold and they get the amount you two agreed on.

I hope this helps you with your future deals, feel free to message me if you have any further questions!
