Need help with buyers list

(Not so) newbie here from eastern WA state. Been flipping houses for about 15 years now (50+ flips, 2-3/yr) with a partner. Well, the partner is moving on to different things, and I want to keep going. Working full time and having 3 kids and a wife, time to work on/manage/supervise these flips is becoming harder to find, so I'd like to start doing some wholesale deals in my area. I know the market in my area VERY well, and I'm extremely good at getting off-market deals, but I lack a buyers list. I have a few good realtors, but I'm afraid that they (as with most realtors in my area) would only be able to provide buyers that want a turn-key property. 
What I need is a list of people that are ready to purchase these ready-to-be-rehabbed homes. 
Any advice on how to achieve this would be appreciated...
