Wholesaling in Houston Recovery

​Good afternoon everyone.   I'm a wholesaler in the Houston market and I am getting seller leads through different marketing streams but I am having trouble using these leads to secure contracts.  Are there any Houston Wholesalers that can lend any advice here on BP?   Ps. 1 out of every 5 has flood damage.  I really appreciate any help and am open to partnerships, jv's and or other means to compensate for time spent.
