I did a lot of driving around today and looked at 6 houses. There was only house 1 house I thought had real potential and when I called the realtor I found out there were 6 offers put in on it this weekend. It just tells me that I need to find houses that are not on the market yet. Is that an accurate analysis? Therefore I need to increase my marketing to find houses that sellers will call me about before they list with a realtor so other investors don't know they are out there. Is a direct marketing campaign to absentees owners a good strategy or what strategy should I consider using?
