What happens if tenant/future owner decides to break the contract and not pay the rent after a couple of months, 6 month eviction process?

You might want to paint a picture.

Say a seller you find wants to sell on lease w option.  You find a tenant buyer, you do a lease option assignment or cooperative assignment or wholesaling lease option.

If they break the contract, the tenant buyer might sue, seller can start eviction, etc.

Are you looking for zero problems in the Rent to Own Business?  It does not exist.
