Wholesaling Mobile Homes

I have been talking to a realtor that has a mobile home I found listed on the MLS. He knows the seller well and the price I am offering he thinks the seller will accept. I have an addendum to protect myself that I would like to attach to the contract the realtor already sent for me to sign. However, he said "The addendum does not pertain to the mobile home because the mobile home does not go through title". I am in San Diego County.

Is this information the realtor gave me correct?

How can I protect my business with outs in case my buyers don't close on the deal?

Any help is appreciated!
