How to talk like a real estate investor

Hi all,

I'm a new (21 year-old) investor looking to wholesale my first property. I've learned a lot about the process but I haven't picked up on all the lingo just yet. I want to know how to approach motivated sellers and investor-buyers.

I'd really appreciate a loose script of an interaction with a seller and buyer.
