Why would a Realtor Give you Lists?

Hi, Why would a realtor give you a list of all cash buyers on recently sold properties in an area?  I keep seeing this advice on how to find cash investors and I am wondering if that costs money etc.  I heard it is public record.  If that is so why go through a realtor?

It is very easy for a Realtor to put together a Buyer's list for you.  You can do the same via public records.  However, be prepared to spend hours of your time doing something that a Realtor will do for you for free.  Also, their records are better.
