Finding Motivated Sellers! What's The Best Way To Find them?

Hey Bigger Pockets Members!

I've had decent success with direct mailing to people, but I always wonder if there's more efficient ways to do it! It always get's to me not knowing if the people I'm sending these to are actually opening them or if they don't even take a glance and throw them away. 

What are the tactics that you guys are personally using for finding Motivated Sellers! What's working best for you, getting the best results? Paid or Free tactics, doesn't matter!

@Anthony Voss we've actually been cold calling people and have had success with that but direct mail still works too. The leads generated from the marketing methods are also vastly different. I'd encourage you to leverage your network to try and find deals and consider online marketing as well.
