1st Potential purchase

Hello all, I am brand new to property investing. I've been reading booksand listening to podcast for the last month. I have found a for sale by owner property thats not interested in using a realtor. I need assstance. Im eager to started but don't want to walk into a nightmare. Where do I start?

I am a new investor, but my first concern would be has the owner/seller done had inspections done?  Roof/Gen'l House/Electrical,plumbing?  Second concern:  can you have a realtor represent you (you may have to pay the fee), and if not, are you capable/ comfortable with all the details of a sale, negotiating, etc?  Quite a few years ago I sold a property (no house, just outbuildings) with no realtor, but it was very simple and not involved.  Be careful if you are representing yourself with no assistance.  Perhaps a talk with a real estate broker would help.  Good luck!
