Template for letter to off-market properties

Let me describe my situation first.   I'm not going to become a wholesaler based upon the definition used here.    I'm just interested in buying a primary residence in a neighborhood we have targeted of likely candidates.     We own a home which I'm going to keep as a rental that is in the same community.

We are financially in a position to buy in the neighborhood and I just want to work the market of homes not on the market.   My motive is simple.... we have a big family (seven kids), there are only so many that fit us.   I am looking to buy and hold in an area that we view as a great long-term appreciation potential.   Our timeline is 15-20 years of holding the properties.

As such... I don't need the "smoking deal".   I'm willing to buy it somewhere near market value.    I just want to canvass the owners hoping to find one that is thinking of listing their property or who knows..... we might find a unique situation.

So I'm looking for a good form letter to prospect this group of owners.     Any resources?
