Wholesaling and rehab question

Question - I'm a newbie, and have been doing marketing to get a wholesale deal going. I spoke to a woman today that is looking to sell her 2 family house, but is looking to rent the floor that she currently lives on after its sold (she lives in the 3br/1.5 ba, but there's also a 1br/1ba as well) for a few months until she finds someplace else to rent. If I was to get it under contract, are there rehabbers that are open to this scenario, or is this a waste of my time?
