Structuring a wholesale deal in DFW

I'm in the process of evaluating my first deal and I want to make sure I get it right. Actually I'm unsure if it's even a deal since the seller owes approx. 45k on mortgage and 3k in taxes. 

ARV 80K

Repairs 10-15k

What do you guys think? Seems a bit thin to me. Thanks in advance.
