What should a new wholesaler have on hand? (door to door method)

Hello there and thank you in advance for the advice. I am starting out wholesaling as a way and means to build capital and grow my investments. As a rookie who has never experienced the process yet, can someone explain what should I have at all times while talking to a potential seller? Mostly looking for advice on what to bring going door to door and possibly landing a deal up front. Do I bring a contract? Comps? What else would be beneficial to ensure that I do not miss out on a good opportunity?
