Building Urgency with Cash Buyers as Business Scales

What have you done to create a lasting sense of urgency with your cash buyers that you wholesale to?!

Recently, my business has seen a pretty large uptick in deals that I come across. I've had pretty good responses from my Cash buyers, and been able to wholesale a few deals lately. My business is growing, and I am going to be getting more and more deals to wholesale in Lubbock.

Something I've noticed with a couple of the biggest wholesalers here in town is that when they send deals out, I just barely glance at them and don't really have any urgency in looking at them, even though I'm a cash buyer and constantly on the hunt for deals to purchase. I hustle around the clock, and If I'm ignoring them, I'm sure most of their buyers are too. Realizing that I tend to ignore their weekly messages and emails about new deals, I was wondering how I might combat this with my business as it grows larger.

A couple ideas I have are that they are sending out bland texts and emails with nothing other than the address, price, and their phone number. No ARV, explanation, repairs, pics, or anything.

Mine are going out in a template that highlights the key facts and pictures as well as providing a link to all the rest of the pictures. Also, I know lots of my list pretty well, and I can personalize my message to them... This is great, but not sure if it's scalable. Then again, they should have to earn the right to get a personal message or call from me, so I don't think it's a bad thing.

I also send out follow up emails letting them know the property is sold just so they don't keep looking into the deal, and also to let them know they have to act fast to get my deals.

What have YOU done that worked to keep your cash buyers very engaged?
