First potential wholesale in FT Worth Texas

Hello BP, I am a California investor and now I had an opportunity to put a property under contract in Texas. My question is, does anyone have a for sale by owner purchase agreement that I can use in Fort Worth Texas. Also if anyone knows an escrow company in this area that is investor friendly that I can use to make this transaction happen.
