Please help me with wholesaling question!!!!!!

Hi, please help me with my question about wholesaling.

Let say I have a house under contract. I find my cash buyer and he/she interested in it.

1.) Do the cash buyer want to came and check out the property? and how do I have access to the house?

2.) Do the owner give me the key or no? if not, do I call the owner/seller to meet me and the cash buyer at the house?

3.) When we all three there what if the cash buy try to back out the deal and work with the seller instead?

4.) Somehow What if the owner/seller knew i make $5k-10k off the contract by asking the cash buyer how much he/she offer me the contract for?

5.) What happen next if the cash buyer accept my deal? do I give them my original contract with the buy and they do the rest? or how is it going?

Please any one walk me through the whole step.

I am new to this please help with my question and concern I would be really appreciate. Thank You!!

@Hung Nguyen Welcome to the site. 

What I would suggest is a bit of a different approach. I'd find a local investor (preferably a flipper or landlord) and offer to help them source off market inventory in exchange for a finder's fee or a portion of profits. 

This way you're not lying to sellers, tying up properties you can't move, worrying about getting keys, worrying about contracts, worrying about sellers/buyers questioning your fee, etc. 

If you truly can source QUALITY off market deals you should have ZERO problem finding a local guy/gal to work with. 

I would vet them though. Ask them for proof of funds as well as a few properties they've bought so you can verify that you're dealing with a buyer and not a wholesaler who's going to waste your time.
