Scripts to say to Sellers

Hey BP Community,

I'm a wholesaler in the Tampa Bay Area, working hard to do my first deal. 

When I go to see homes, I tell the seller right away what my intent is, which typically goes like this:

"We close quickly, I am in a network with hundreds of cash buyers, and use assignment to get you your money" 

If they ask about assignment, I divulge into further detail, because I am honest and want to make sure they know what is going to happen, and why there will be other people coming to look at the property. 

My question is: other wholesalers (and please no opinions unless you've actually done a wholesale deal via assignment) what phrases have you found to be successful with sellers?

Clarification: Brokering a deal with no license in FL = Illegal.

Assignment of contract with no license in FL = Legal. 

I'm interested in anyone who has done AT LEAST 1 assignment deal. Please only post pertaining to the words that you said to the seller as you were doing the deal.
