New to wholesale need help

I have a 2 buyers in the Philadelphia area they want me to find them good deals 40k-80k I don't know what my next move is don't wanna mess this up this is basically my way out of my job. This is my way into real estate one of my cash investor is a flipper he does a bunch of flips a year help me 😩😩 I found a few places checked comps the deals are on the MLS in that range what do I say to the real estate agent I know I wanna offer low enough so I can make the money between

Don't go to a realtor.

If you want to find wholesale deals, you have to "Drive for dollars" or "Direct Mail" campaigns or both. There's a "Guide to Wholesaling" on this website. I think you should learn how to analyze deals, understand how contracts work, what to say to motivated sellers, how to find homes & you need to learn how to evaluate a rehab if your truly want to get into REI. Go listen to some podcast also my man
