The Contract I Voided, Now wants to resign..

Okay guys, as you seen in my previous post "Got property under a contract, but now i'm worried" I had voided out a contract due to people telling me wholesaling is illegal, you have to buy the property yourself, you can't assign the contract to another buyer. Well after taking the advice of everyone on that post, and discussing it with a few local REI's I don't think I should run from this deal yet.

I talked to the seller of the property I want to Wholesale, and we discussed the property details a little more in depth, and he is wanting to sign for $30,000 as long as I can get it closed on quickly. He is well aware that I am NOT a licensed agent. 

The property ARV is $81,000 , and the Repair Costs are estimated to be $15,000. I want to make this deal, and I want to do it as ethically as possible, and make sure things go as smoothly as possible. 

Now, Wholesalers, should I go ahead and resign with this Seller, put him under a 30-day Purchase Agreement, and start calling on Cash Buyers? I would like some advice on how I can operate this deal as smoothly as possible without running into the same problem I just did off the same deal.
