Wholesaling for a Potential Landlord

Hi, I am relatively new to investing and wholesaling. My husband and I have been discussing what kinds of properties that Landlords usually are looking for, and what kinds of deals would be attractive to them. He says we should find properties that don't require much work, and get them under contract for the potential cash buyer/landlord - as long as the ROI is above 14%. I am thinking we should find properties that need work, so the cash buyer has an opportunity for a big profit margin. Any thoughts? Your experience will help us along this path.
