Wholesaling a Mobile Home in MD-HELP

Im familiar with a standard wholesale transaction. But I'm looking to wholesale a mobile home in a park. It has great profit margins asking 10k, arv 200k. Great right? But what do i do exactly? A little overwhelmed being that its in a park as a monthly rent is to be paid for the lot. How do i sell these terms to make a profit? Please help
