3 way jv deal with realtor and another wholesaler

Hi bp my name is Joe Sicuro and i am new to the bp community.i wanted to know if someone can help me out with a situation i am currently facing. I received a phone call from another wholesaler in my area looking to do a jv deal as far as me finding a buyer. He said he got the deal from a realtor who also has the property listed, so when i did my due diligence i seen the aking price which was what the wholesaler told me it was . Now that being said my question is if i do the deal andbhad my fee and look for a end buyer and he does his due diligence and see's listed a little cheaper online ( because i have to had my fee) andbhe says something about it what do i say or is there a way to avoid it period. Any and all feed back would be great and thanks in advance
